Buying Property: Working with Tradesmen and Agents

Welcome to my blog. My name is Darren. I own several rental properties in Western Australia. Once I had made the purchases, I discovered that several of the properties needed extensive work before I could rent them to tenants, so I had to hire construction contractors, plumbers, electricians, waste disposal experts and roofing experts to make sure the homes were in top condition. Once I had repaired the buildings, I contacted a letting agent who put them on the market for me. I learnt a lot from working with some many different businesses so I decided to start this blog to share everything I know.

3 Times You Might Need Town Planning Help

by Louella Brewer

Town planners don't just work for local councils. They can also help individuals and businesses in various ways. When might you need to ask for town planning help?

1. Development Projects

Town planning advice can be invaluable when you are planning a development or building project. Town planners have an in-depth understanding of local building regulations, criteria and planning laws. They can help you check your plans before you submit them for planning approval.

This extra check is useful. If your town planner thinks that your plans will get approval, then you speed up the application process. If they spot a problem, you can change your plans before you submit them. You avoid unnecessary and costly delays.

Bear in mind that this advice isn't just useful for developers and construction professionals. Homeowners also benefit from town planning advice. For example, a simple extension or garden home office build could fall foul of local regulations. A town planner can improve your chances of planning permission success on even small domestic projects.

2. Application Denials

If your local council turns down your application for planning permission, then you might want to challenge the decision. In some cases, your challenge might end up in a specialist planning court.

At this stage, a town planner can help you assess why your application was rejected. They can help you find ways to get the approval you need.

Or, if you, and they, feel that you have been unfairly treated, then they can help you put together a case to have the rejection overturned. They bring a level of expertise to the table that you just won't have.

3. Application Disputes

Sometimes local residents or businesses want to challenge a planning application. For example, if a developer wants to build a new housing estate close to your home, then you might want to lodge a complaint if you feel that the building will affect your property and/or your quality of life.

This isn't always an easy process. If you can't prove your case, then the developer might be given permission to go ahead.

However, if you talk to a town planner, then they can evaluate your case and help you decide if you should take things further. If they think that you have a case, then they can help you present the relevant facts and information to your local council.
