Once I had repaired the buildings, I contacted a letting agent who put them on the market for me. How to Determine If You Should Demolish Your Commercial Building

When you find that your office building or production facility just doesn't seem to suit your needs, how do you know if you should demolish it and rebuild or try to renovate the building overall? This can be a difficult prospect, but there are times when demolition can be the better option. Note a few tips for determining if you should demolish a commercial building and when this can be the right choice, rather than trying to renovate and make certain changes to your current building.

Asbestos and other contaminants

Does your building contain asbestos, radon, and other such contaminants? Even if these things are contained, workers may be hesitant to be around such materials, and you may be taking on quite a bit of liability if their workplace is not safe. Rather than trying to manage these contaminants, you might tear down the building and have one constructed that you know is safe.

Energy efficiency

How energy efficient is your current building, and how much money would you need to invest to improve this efficiency? Consider the cost of adding new insulation and thermal windows, motion detectors for lights, a water recycling system, and the like to your old building versus having these items included in a new construction. Since your new building would need insulation, windows, a lighting system and plumbing installed anyway, you can usually just opt for these more energy-efficient choices with a new construction without too much added expense. This can make your new building less costly to operate and waste fewer natural resources.

Since many workers today store documents on a computer's hard drive rather than keeping hard copies, and automation may mean that you require fewer workers overall, you can also have a smaller building constructed for your company with less storage space or office space. A smaller building means less space to heat and cool; this too can result in more savings overall. 

Repair work

An older building may have many repairs it will need very soon, and these can be costly. If you consider the budget you would need for a new roof, plumbing repairs, electrical repairs, repairs to the flooring, replacement of overhead lights, and other such necessary work, you may see that having a new building constructed can actually be more cost-efficient. A new roof, new plumbing and electrical fixtures, and a new interior can last for many years, if not decades, before they need repairs; this means less cost and also less disruption to your business for these repairs, which can also be a good reason to consider demolishing your building in favor of a new one.
